LEWIS Building LLC project will preserve a 1925 landmark, create jobs, and advance Edinburg’s downtown revitalization
Edinburg, TX — The Edinburg Economic Development Corporation (EEDC) today announced its support and approval of a major downtown renovation led by LEWIS Building LLC, owned by Byron Lewis, CEO of Edwards Abstract and Title Co. The project will restore and repurpose a historic 1925 building located at 221–225 E. University Dr. and 115–119 N. 13th Ave., further advancing the EEDC’s mission to foster growth and vibrancy in the city’s core.
The renovation will be completed in phases. Phase 1 will deliver six “white-box” commercial rental spaces—move-in-ready units featuring finished walls, lighting, and essential infrastructure—providing local entrepreneurs with flexible, customizable spaces to launch or expand their businesses in the heart of downtown.
Subsequent phases will introduce unique new destinations to the community, including a boutique bourbon bar, a coffee shop, and additional tenants designed to attract visitors and enhance Edinburg’s growing reputation as a hub for dining, retail, and culture.
With an estimated investment exceeding $650,000, the project is expected to create approximately 15 full-time jobs over the next 36 months, further stimulating the local economy and supporting the EEDC’s long-term downtown revitalization strategy.
“This project embodies our mission to revitalize downtown and our vision for the heart of Edinburg,” said Aaron Rivera, Edinburg EDC Board President. “By creating local jobs and new gathering spaces for our community, we reaffirm our commitment to making downtown a vibrant hub of community and economic activity. We are proud to support LEWIS Building LLC as they transform a piece of our city’s history into a cornerstone for growth and connection.”

Byron Lewis expressed his enthusiasm for the project and its impact on the community.
“I’m thrilled to see this project come to life,” he said. “We’re deeply invested in the vision of a vibrant and thriving downtown, and the start of these renovations marks an exciting milestone. I look forward to creating a space that connects the community, future tenants, and civic leaders to reestablish this property as a dynamic anchor in Edinburg’s downtown.”
Lewis also expressed his gratitude to the EEDC for its partnership and support.
“I’m grateful to the Edinburg Economic Development Corporation for their collaboration and continued support in bringing this project to fruition,” he said. “Together, we’re advancing the ongoing growth and revitalization of downtown Edinburg.”
This project exemplifies the Edinburg EDC’s continued commitment to downtown revitalization—supporting small businesses, preserving historic structures, and fostering a welcoming environment for residents, visitors, and future investment. By encouraging projects like this, the EEDC continues to deliver on its mission of building a thriving and sustainable economic future for the City of Edinburg.
